It is the first thing people see when they pull up to your home or business, it is the first thing they step onto when they exit their car to enter into your home or business, and sets the tone for what their visit may entail. A paved driveway dramatically increases the curb appeal of your home or business, and investing in improving the curb appeal of your home or business is one of the number one recommended ways to increase the value of your home and appraisal. It all Starts with The Base:
Like a house, a quality driveway that will last years to come starts at the foundation.
The ground where the driveway or parking lot will be laid is known as the sub-grade, and must be smooth, firm, and contoured to match the layout of the drive as discussed in the estimate provided to you by your contractor.
- Then, depending on the quality of the soil and dampness, a layer of crushed base rock should be laid and spread evenly on top of the sub-grade.
Then comes the Pavement:
Just because a newly paved parking lot or driveway LOOKS nice when it is finished DOES NOT mean it is done to the best quality. Thickness, compaction, drainage, and quality and temperature of the asphalt mix used are all EXTREMELY important factors to consider when laying asphalt, and if these factors are not properly done, it will drastically reduce the lifespan of your drive, and will not leave you satisfied with the product you received in the long term.
- Thickness- Depending on the amount of traffic your paving project will receive, and the amount of heavy equipment or trucks driving on it on a daily basis determines how thick the asphalt should be. In most cases it is not necessary for driveways to have compacted asphalt as thick as busy parking lots or roads. Your contractor should include the compacted thickness of the asphalt that will be laid on your project in the estimate they provided you.
- Drainage– It is extremely important that when your contractor is constructing your project that they know how to design it to drain correctly. For, a driveway, road, or parking lot that does not drain properly can collect water on the asphalt, causing cracking and ultimately reducing the life of your investment. A driveway that does not drain away from a structure properly can cause water damage, and potentially cause flood damage to that structure.
The pavement should have a slope from the center (crown) to the edge to avoid any damage to your paving project.

The Importance of Backfilling
Backfilling is simply packing dirt along, and up against, the edges of your parking lot or driveway (after it has been completed), and planting grass or laying sod along the edge. This will help protect it from cracking and breaking off if someone were to drive too close to the edge, and will ensure the beauty and quality of your investment for years to come.
Tips for Home and Business Owners
Always make sure your contractor is reputable, and is LICENSED and INSURED in your area. Making sure a contractor is insured protects you as well as the contractor. We recommend NEVER working with someone who is not licensed or insured.
If someone comes to your door or business saying they are doing asphalt work in the area, and have extra asphalt (or sealant for sealing and crack filling) DO NOT let them do the job without researching them thoroughly. This happens more than people might think in the Asphalt business. Unfortunately, we have seen many people in our area have these unlicensed “contractors” do their sealing and asphalt work and it is completed at less than the quality that should have been done, and it does not last.
When getting an estimate, get estimates from several contractors, and go with the bid that seems fair. If a bid seems too good to be true, it probably is.
Don’t be afraid to ask questions, do your research, and take caution when a contractor asks you to pay up 100% up front.
